Location: Downtown Toronto, estimated 50/50 time split in office and portfolio property

Job Description
The Program Manager, Tenant Programs will support needs related to the Tenant Incentive Program, Temp Stay Program, and other strategic priorities related to tenancy across the portfolio. The primary function of this role is to negotiate positive outcome lease terminations across a portfolio of small multi-family properties. The role reports to the Senior Project Manager.
This role is suited to an individual who can leverage the following tools and knowledge to meet annual turnover targets:
  • Represent the Landlord in direct communication with tenants
  • Use empathy and well-developed listening skills to understand tenant needs
  • Create dialogue to negotiate mutually-beneficial terms for the Landlord and Tenant
  • Craft a solution that both the Landlord and Tenant want to be binding
  • Communicate confidently and tactfully with a wide range of people in varying circumstances
  • Identify tenants needing additional support related to their housing
  • Have an understanding of rental market dynamics that can be applied to negotiation
  • Strategize on best approaches and be willing to test options at different sites
  • Work independently while taking direction from management
  • Develop content and collateral based on program needs
  • Complete legal forms correctly and completely
  • Professionalism in handling confidential or sensitive matters
  • Deliver settlement payments and related documents as required


  • Professional training or experience in negotiation, mediation, program management
  • Minimum 3 years experience achieving positive outcomes for parties involved in negotiation
  • Proven track record creating a cooperative spirit between opposite parties, facilitating problem solving, and creating open dialogue that reduces fear and defensiveness on both sides
  • Capacity for empathy with tenants while maintaining Landlord’s interests
  • Proven ability to be creative in problem solving, educating, and supporting individuals
  • Strong interpersonal skills resulting in effective, productive, and appropriate professional relationships with tenants, partner programs, and organizations
  • Strong organizational skills; highly developed ability to prioritize work through short and long term goals and remain flexible, and thrive during change
  • Developed ability to make fast and sound decisions that result in positive outcomes
  • Highly reliable and proven ability to work independently, adhere to team decisions and to give, receive, and follow direction to and from others
  • Tactful and diplomatic to communicate with tenants regarding sensitive matters related to their housing
  • Experience in the rental housing sector or familiarity with the Residential Tenancies Act and Landlord and Tenant Board an asset
